Hartwood Village is built with an intimate understanding of the needs, behaviors and preferences of its future inhabitants. That value leads to a sustainable community and joyful residents. Federal Land uses a specific word for that joy: hygge. Originating in Danish culture, it is a coziness and conviviality emanating from people who experience profound contentment and comfort.

The village will offer a modern-contemporary community on 11.3 ha of prime land, banking on the three qualities of connectivity, circulation and open space to achieve hygge.

Connected: Achieve the envied lifestyle

Federal Land’s advocacy for 15-minute communities makes it into the very DNA of Hartwood Village. You can walk in under 15 minutes to other residential villages, mixed-use areas and various access points. On a bike, the same amount of time can get you to a school, a mall, or other points of interest. That already makes this new address a gateway to a distinct, envied lifestyle.

Not too far away are urban conveniences. You are neighbors with at least six retail and shopping destinations, the farthest just a 20-minute drive. Laguna is a popular destination among vacationers because of leisure hubs and places of worship; and close by are multiple golf courses, respected hotels and historic churches.

Growing families will delight in the number of top-tier schools around their neighborhood. Closest to them is the Laguna campus of De La Salle University which is around a kilometer away while top institutions like Ateneo Santa Rosa, St. Scholastica’s College Westgrove, Brent International School Manila, Xavier School Nuvali, and University of Santo Tomas – Sta. Rosa Campus are just a few kilometers farther. Health is important to families of any kind so the nearness of medical facilities like The Medical City would appeal to even more homebuyers. Some are as close as 7 minutes by car.

It does not stop there, however. Hartwood Village belongs to an even bigger Federal Land endeavor named Meadowcrest. The village is part of the 48-ha master-planned development by Federal Land Communities with mixed-use, retail and residential components. Thus, in a few years, live-work-play elements will be even closer to the residents. That will include a neighborhood mall with clinics, restaurants and cafes, even flex spaces for picnics and fairs.

Circulation: Move around, experience more

In a tropical country like ours, the heat and humidity can be punishing. For that reason, people tend to travel in air-conditioned cars rather than move around by walking and biking. To address this, Hartwood Village puts a premium to walkability by employing the Living Street Concept. The internal road network of the neighborhood was designed to accommodate not only cars, but also bikes and pedestrians. The main road, for instance, is 28 meters wide, with only 14 meters for motor vehicles. The network features ornamental plants, bike lanes and sidewalks. Protected by foliage, people can walk or bike comfortably at any time of the day.

The amenities at the Central Amenity Park are another reason to move around. The center of the development, it is an acknowledgment of the human need for connection. The complex covers 1,200 sqm of space, and packs multifarious choices for leisure and recreation. It includes 14 features, including a clubhouse, a lap pool, a kiddie pool, a pet park, a playspace and a multipurpose court. The clubhouse itself has a multifunction hall, function rooms, a game room and a meeting room.

Open space: Commune with nature

Hartwood Village’s Central Amenity Park represents the importance of open space there. Much of the 10,481 sqm that it covers will be open spaces like the multipurpose lawn, the great lawn and the meditation garden. In fact, 44 percent of the whole village is dedicated to open space. All over the development are smaller linkage and pocket parks. The spaces – and the benefits they bring in wellness, social cohesion and so much more – are within a 150-meter radius of the homes.

Consistent with that nature-bound philosophy is Meadowcrest at large. It creatively encourages people to spend time outdoors. The neighborhood mall will feature a fusion of urban and natural spaces; parklets will carve out pleasant recreational areas along streets. Roadside, you will find micro parks, terraces or bicycle parking, among others.

The lots are another opportunity to embrace open space. With sizes ranging between 300 and 542 sqm, homebuyers can always design their homes with yards and greenery. Under Phase 1, the project now offers 110 of just 186 total lots. A low-density village of just 16 units per hectare would help households embrace nature.

Capital appreciation: Reap rewards

Hartwood Village focuses on connectivity, circulation and open space to ensure hygge for its future dwellers. But the economic benefits of owning property in Biñan, Laguna can also contribute to that sense of comfort and contentment.

Laguna is among the most progressive provinces in the Philippines in large part because of cities like Biñan. It is a first-class city booming with opportunities for study and work, recreation and enterprise. The country’s fourth most competitive component city, it hosts local and international brands among its industrial parks and offices.

A home at Hartwood Village is still practical, especially for those working from home or in hybrid settings. Location is less than 2.5-km from the nearest CALAX exit and less than 8-km from the SLEX Sta. Rosa Exit which provides easy accessibility to Luzon’s central business districts and key destinations.

The Federal Land name adds consequence to Hartwood Village. For over 51 years, it has built a solid track record in delivering iconic landmarks and dynamic communities. It’s built a strong portfolio of residential and commercial developments, among them 102 completed residential projects that now deliver meaningful lives, unparalleled security and significant capital appreciation to thousands of residents. Reap the same rewards – the same hygge – with a home in Hartwood Village.
